The National, located in Downtown Dallas, is within walking distance of the Dallas Arts District. The 50 story high-rise building was previously First National Bank and is on the National Historic Register for its mid-century modern aesthetic. This full city block is being transformed into a boutique hotel, luxury apartments, restaurants and retail.

POD was tasked with updating ground floor streetscape by complementing the original mid-century design with modern landscape and streetscape features. In addition, POD re-envisioned the 30,000 square-foot 9th floor roof deck as a space for a restaurant patio, spa, shared pool space for both short and long term residents, a dog-park and an outdoor exercise space. All plant design utilized native material to reduce overall water requirements and maintenance costs. Careful selections were made to ensure that all materials would withstand the wind, rain and sun while being careful not to add excess weight to the existing roof deck structure.
